Mapping & LiDAR

Scan-to-BIM & reality capture

Turn captured building or plant geometry into usable drawings and models.

What you receive

  • Registered point cloud
  • Plans, elevations and sections
  • BIM model in agreed native/IFC formats
  • Model scope, exclusions and verification report
How we deliver

Scope & options

Reality capture begins with registered measured geometry; scan-to-CAD and scan-to-BIM add progressively more interpreted/modelled structure.

A BIM level of detail must define what is modelled, what is inferred and what remains inaccessible.

A static 3D mesh is visual geometry; an operational digital twin additionally needs asset identity, updates and workflows.

Explore 4 service variants

Scan-to-CAD

Produce measured drawings from capture data.

Drawing scale and required detail are agreed in the scope.

Architectural, structural and MEP scan-to-BIM

Model visible and measurable building elements.

Hidden services and concealed construction are not invented from surface scans.

Heritage reality capture

Record accessible historic geometry and surfaces.

Protected-site access, capture and publication permissions may be required.

Operational digital-twin integration

Link models to asset records and ongoing updates.

A static mesh or BIM model alone is not an operational twin.

Useful to know

Terms, explained
Registered point cloud
Multiple scans aligned into one controlled 3D coordinate frame.
Scan-to-CAD
Measured geometry converted into plans, elevations, sections or other CAD deliverables.
Scan-to-BIM
Measured geometry modelled as defined building objects and attributes for the agreed BIM use.
Does a 3D model automatically include BIM?

A mesh depicts surfaces; BIM contains defined building objects and attributes. The intended model use and object scope must be agreed.

Can the model show concealed pipes or reinforcement?

Ordinary surface scanning captures exposed surfaces only. Existing records or separately commissioned detection/testing are needed, and inferred elements must be labelled.

What does model detail mean for my project?

It defines which objects, geometry and attributes are included and how they will be checked. A generic detail label alone is not a complete specification.

Is a digital twin included?

Only where asset linkage, operational functions and update responsibilities are defined in the agreed scope. Static scan-to-BIM delivery does not imply a maintained platform.

Method & limitations

Agree model purpose, detail, element scope and acceptance checks.

Separate measured objects from inferred or inaccessible geometry.

Deliver native/exchange formats with a defined coordinate and revision basis.

Drawing scale and required detail are agreed in the scope.

Hidden services and concealed construction are not invented from surface scans.

Protected-site access, capture and publication permissions may be required.

A static mesh or BIM model alone is not an operational twin.

Help me ask
  • Which building elements must be modelled rather than just scanned?
  • What native and exchange files will my design team need?
  • How will inaccessible or inferred objects be marked?
Use ordinary words. A short problem description is enough. Do not include confidential or security-sensitive information.
Start with state and district/city. Exact boundaries can be provided later through an agreed channel.Leave blank if unknown.
An estimate is acceptable. Leave unknown rather than inventing a measurement.Leave blank if unknown.
This is a preference, not a confirmed mobilisation or delivery date.Leave blank if unknown.
Personal addresses are accepted for civilian enquiries and individual training.
More project detail Optional
State only a non-sensitive reference. A submitted standard is a requirement to review, not a claim of accreditation.
Examples: ground-only work, no cloud hosting, limited access. Do not include personal IDs, confidential documents or sensitive locations.
Provide the tender/design requirement, not an invented target. Image resolution and positional accuracy are different.Leave blank if unknown.
Unknown is acceptable. Apply WGS84/UTM or a local benchmark only when it is confirmed for the job.Leave blank if unknown.
Preferred file formats
Which outputs do you need?
Optional: choose outputs within the approved scope, or leave undecided. This is a request, not automatic inclusion.
Optional specialist variants
Only independently verified variants may be selected for a commercial enquiry.
This authorises handling of this enquiry, not marketing, automatic vendor forwarding or public publication.
